The information below explains what real estate companies, realtors, and business owners may expect from a photography session. I will be happy to discuss your needs for your photo session and discuss the price.
Daytime Images - Full Session
Full Photo Session (camera photos)
The basic package for most residential 1, 2, or 3 bedroom/1 or 2 bathroom (or similar) type houses includes up to 40 images. Photo sessions that require more than this number of images will be discussed in advance and the price of the custom photo session will be agreed upon in advance of the work.
Daytime full sessions do not include low-light (twilight) images.
Photography sessions that go beyond the typical MLS listings, such as requiring extensive lighting and planning, venture more toward architectural or designer shoots where the emphasis may be on just one room or just one shot within a room. Charges for such type photo sessions will be discussed in advance.
Mini Session (up to 12 images)
A partial session includes up to 12 images.
A mini session is useful when only a few photos are needed.
Virtual Staging
Virtual staging lets viewers see the potential of interior and exterior spaces. Virtual staging is a great alternative to having the property physically staged, which could cost thousands, and also allows the seller to show the space in the theme they desire.

Location
The price I quote for photo sessions is valid for houses within about 15 miles of Brevard, NC. Because I live in Brevard, traveling to places that require more time and expense will impact the cost of the photo session. I will be happy to discuss this with you.
What's Included
Each photo session includes beautifully edited images correctly sized for real estate listings. Edited photos are returned to you electronically through an online download. All images are sized so they can be viewed on social media. Payment is required upon completion of the photo shoot. Payment is accepted with credit or debit cards through Square.
What’s Not Included
Removal of building defects, including such things as rotten wood, water stains, mold, mildew, and broken lights.
Editing to remove natural occurring parts of the images, such as tree shadows, natural highlights, and very dark areas where the sun doesn’t illuminate such areas.
Weather
The weather always plays an important part in when to photograph or video the scene, so some flexibility is required.

Usage Rights for Real Estate Photography
The pricing for my real estate photography services covers single-use licensing only. This means the images are intended for one specific purpose, whether for a sales listing, rental marketing, or another designated use.
If the property transitions from a rental to a sale (or vice versa) and the images need to be used again for a different purpose, please reach out to discuss licensing options. Likewise, even if multiple units look alike, each property requires its own license.
My goal is to provide high-quality photography while ensuring fair and proper usage for all parties.

Right to Refuse to Work for any Reason
I strive to provide high-quality photography services and maintain a professional standard in every project. However, I reserve the right to decline a request to photograph a property under certain circumstances.
For instance, if I arrive at a property and find it to be in such poor or unclean condition that capturing images could negatively reflect on my professional reputation, I may choose not to proceed. Additionally, I value mutual respect and professionalism in all interactions. If, during discussions with prospective clients, I determine that the working relationship may be challenging due to unprofessional or disrespectful behavior, I may decide to decline the project. This includes, but is not limited to:
Excessively difficult or unreasonable demands.
Abrasive or condescending communication.
Persistent use of inappropriate language.
My goal is to ensure a positive experience and high-quality results for all parties involved. I appreciate your understanding.
